Nestled Thameside in the central London borough of Southwark, the Berwick Court property development epitomises the modernity and highly sought-after nature of the area. Within walking distance of so many of London’s iconic landmarks and attractions (including The Globe Theatre, Tate Modern and London Bridge), it’s an area that naturally garners a huge amount of interest.
And while the contemporary exterior of the building makes it an attractive prospect for those in the area, it’s the building’s ties to the Borough’s history – and Berwick Court’s approach to preserving that – that particularly resonates. The company’s description encapsulates that perfectly, stating the building “reflects a harmonious blend of modern design and historical legacy”.
In the wake of the devastating Grenfell almost 8 years ago and the more recent issues in Dagenham, fire safety and mitigation measures have been thrust into the limelight. That’s for good reason, of course, and where the crux of the issue lay for Berwick Court.
Following an independent inspection under Governmental guidance issued following Grenfell, Berwick’s External Wall Survey and Internal Fire Risk Assessment uncovered “serious life critical defects within the buildings” which necessitated “an immediate change in the evacuation needs of the building”.
With residents numbering in the hundreds, unique needs to consider, and a pressing need to act with urgency, Berwick needed to act rapidly to not only ensure consummate resident safety, but to comply with stringent-by-necessity governmental guidelines.
You’ll find more information, including details of the initial assessments and remedial suggestions that led to ProFM’s appointment, in Berwick’s official policy documentation.
Berwick sprung into action, contacting our experts here at ProFM for recommendations for the next steps and fire safety officer numbers. We were equally quick to respond, offering the required information alongside tailored guidance that aligned with the latest information outlined by the Simultaneous Evacuation Guidance (SEG) and the FSE Regulations, both issued in 2022.
From that initial enquiry in late March 2025, we were able to place a complement of 19 highly-trained fire safety officers on standby, ready for that final go-ahead from Berwick Court. That came following some deliberation, wherein we demonstrated both a comprehensive understanding of the latest guidance, as well as the interpretation of NFCC’s statements around a move away from “one-size-fits-all” solution.
It was clear from there that ProFM were able to deploy the short-notice, urgent coverage that Berwick Court needed, and thus began an ongoing partnership that was, at its core, a measure designed to keep residents safe, secure and protected from the ever-present risk of fire.
At the confirmation of go-ahead from Berwick Court, our 19 Officers (with expert oversight from our Head of Operations, who was also on site for the mobilisation) were able to quickly implement the 24-hour coverage demanded by any Fire Safety role.
These are all locally-based officers, operating on rotating 12-hour shifts to ensure total, uninterrupted coverage for the site’s multiple buildings. This centrally revolves around half-hourly patrols of the site, with the bulk of the buildings exceeding the threshold for “high-rise” buildings at 7 storeys.
ProFM have, throughout the contract thus far, been receptive and open to all feedback, taking into account key considerations like budget and client feedback to adapt seamlessly. We’re well aware that all Waking Watch services are, in essence, a short-term yet urgently required service, and that means a reactive approach has always been at the heart of what we provide.
